What We Do

Three trades. One crew.
One phone call.

Most projects need more than one kind of work — clear the land, grade the dirt, drop a tree. We handle all three so you don't have to chase three different contractors.

01 / Land

Land Clearing

From half-acre residential lots to multi-acre commercial sites. We clear brush, palmettos, scrub, and trees down to workable dirt. Forestry mulching available.

02 / Dirt

Site Prep, Demo & Dirt Work

Site prep and demolition for production builders and custom homes. Grading, pad prep, driveway prep, culverts, and tear-out. Where most contractors get sloppy, we get careful.

Tree Services

Kody grew up in the tree trade and still runs it — climbing, bucket work, removal, trimming, and stump grinding alongside the heavy equipment work.

A Family Trade

Worked the land since he was young.

Kody Kristof has been running land and tree work in Northeast Florida for eight years. He grew up in the tree trade — his father has been in the business for decades — and has since expanded into the land clearing, site prep, and waterfront repair work that drives most of the business today.

This is the work the family does. Not a side hustle, not something learned from YouTube — a trade refined job by job across the Jacksonville metro and Northeast Florida.

The Difference

Done right is the
whole point.

Site prep and grading is one of those trades where corners get cut and nobody notices until later. Here's the difference between sloppy and careful.

What sloppy looks like

  • Driveways that pool water after every rain
  • Pads that settle six months after the slab pours
  • Drainage that just moves the problem to the neighbor
  • Sprinkler heads crushed by skid steer tracks
  • Fences left open, gates left swinging
  • Piles of debris left for you to deal with
  • Trees damaged that didn't need to come down
  • "It's done" before it's actually done

What we actually do

  • Drainage planned so water moves away, not around
  • Pads compacted in lifts so they don't settle
  • Grading that solves the problem at the source
  • Sprinklers and utilities marked and protected
  • Gates closed, pets considered, neighbors respected
  • Site cleaned before we pull off the property
  • Trees marked to keep before we ever start clearing
  • Walk-through with you before we call it done
Why Kristof Land

A small operation that
shows up and does the work.

01

Our own equipment

Skid steers, mini-excavators, mulching equipment, dump trucks. No waiting on rentals or sub-contractors. When we say Monday, we start Monday.

02

Owner on site

The person who quotes the job is the person running it. You're not handed off to a crew that's never seen your property.

03

Real local knowledge

Northeast Florida soil, drainage, permits, and trees aren't the same as anywhere else. We've worked across the Jacksonville metro for years.

04

Builder-grade work

If our work meets the standard of production homebuilders and custom GCs, it's going to hold up on your project too.

Step 02

On-site estimate

We come walk the property, look at access, soil, drainage, and obstacles. Estimate within a few days.

Step 03

Get to work

Once you approve, we schedule and bring our own equipment. Daily updates so you always know where things stand.

Step 04

Clean & gone

We don't leave until the site is clean and you've signed off. Final walkthrough included on every job.
